Los Angeles, CA (December 11, 2018) The Los Angeles County Board of Supervisors today took action to approve the specific plan for Centennial at Tejon Ranch, a master planned mixed-use residential community located in the northwest Los Angeles County section of Tejon Ranch. Centennial consists of 19,333 residential units and more than 10.1 million square feet of commercial space. By a vote of 4-1 the Board of Supervisors affirmed the recommendation of the Los Angeles County Regional Planning Commission and Department of Regional Planning that Centennial be approved. Located in the Western Economic Opportunity Zone designated in the Antelope Valley Area Plan and the Los Angeles County General Plan, Centennial, in addition to much-needed housing, is projected to create more than 23,000 permanent jobs on site and nearly 25,000 construction jobs.

“We want to thank the Board of Supervisors for its support of Centennial, which is an important part of our vision to engage in the environmentally-sustainable development of a portion of Tejon Ranch,” said Gregory S. Bielli, President and CEO of Tejon Ranch Co. “California, and Los Angeles County in particular, is suffering from a severe housing deficit. Our regional development plan will help address our state’s housing crisis, all the while preserving 240,000 acres of open space within Tejon Ranch.”

Tejon Ranch Co.’s (NYSE: TRC) regional development plan includes nearly 35,000 housing units and more than 35 million square feet of commercial space, all divided amongst four master planned developments: the Tejon Ranch Commerce Center, the company’s growing commercial/industrial center, and three planned residential communities—Mountain Village, Grapevine and Centennial.

“This is an important step forward for Tejon Ranch Co.,” Bielli added. “Centennial is the final of our master planned developments to go before a local jurisdiction for approval. We look forward to advancing each of these projects as we develop Tejon Ranch, California.”


What a week at Tejon Ranch!

On Wednesday, November 14th,  we commemorated the 175th anniversary of the founding of Tejon Ranch by donating the original Rancho El Tejon federal deed, bearing the authorized signature of President Abraham Lincoln, to the Autry Museum of the American West.

Rancho El Tejon was the first of the four Mexican land grants that comprise the present-day Tejon Ranch, to be awarded by the Mexican government. Following the signing of the Treaty of Guadalupe Hidalgo, the land grants previously awarded by the Mexican government had to be confirmed and reauthorized by the United States government.

In 1863, President Abraham Lincoln’s secretary, William O. Stoddard, affixed Lincoln’s signature to a deed recognizing Aguirre and del Valle as the rightful owners of Rancho El Tejon. That historic document, which has been in the possession of Tejon Ranch for more than 150 years, will now have a new home at the Autry Museum of the American West.

Tejon Ranch commemorates its 175th Anniversary by gifting original Rancho El Tejon land grant deed bearing the signature of President Abraham Lincoln

(Tejon Ranch, CA)  Tejon Ranch Co. (NYSE:TRC) today commemorated the 175th anniversary of the founding of Tejon Ranch by donating the original Rancho El Tejon federal deed, bearing the authorized signature of  President Abraham Lincoln, to the Autry Museum of the American West.

Rancho El Tejon was the first of the four Mexican land grants that comprise the present-day Tejon Ranch, to be awarded by the Mexican government.  The land grants were awarded at a time when Mexico wanted to extend its influence over Alta California by giving large portions of land to its citizens.  On November 24, 1843, then Governor of Alta California, Manuel Micheltorena, awarded the 98,000-acre Rancho El Tejon to Juan Antonio Aguirre and Ignacio del Valle.

Following the signing of the Treaty of Guadalupe Hidalgo, the land grants previously awarded by the Mexican government had to be confirmed and reauthorized by the United States government.  Nearly 20 years after the original Mexican land grant had been awarded, on May 9, 1863, President Abraham Lincoln’s secretary, William O. “We can think of no better way to recognize our 175 years as a California landmark than to give a significant part of our history to a museum that specializes in documenting, researching and exhibiting the American West – the Autry Museum,” said Tejon Ranch Co. President and CEO Greg Bielli.  “When Tejon Ranch celebrated its 150th anniversary, Gene Autry himself was present, so it’s fitting that the Autry Museum play a part in commemorating our 175th  by being the recipient of this historic document.”

Of note, is that the U.S. Surveyor General who confirmed the boundaries of Rancho El Tejon was Edward Fitzgerald Beale, who later purchased the rancho, and three adjacent ones, creating today’s 270,000-acre Tejon Ranch.

Located 60 miles north of Los Angeles and 30 miles south of Bakersfield, Tejon Ranch is the largest contiguous piece of private property in California.  Throughout its 175-year history, Tejon Ranch – and its owners – have played a significant role in the development of both California and the nation.

Beale, the original owner and founder of today’s Tejon Ranch, was the first person to carry news to Washington, DC and the east coast that gold had been discovered in California, helping to trigger the largest mass migration in US history.  At Beale’s urging, in 1854, the US Army opened Fort Tejon, the remains of which are located across the freeway from Tejon Ranch Co.’s corporate headquarters.  In the late 1850s, the Fort Tejon area was the third largest inhabited settlement in Southern California.  Beale was commissioned to improve the pass leading out of the Southern California mountains in what is now the Santa Clarita area.  Because Beale’s Cut, as it was called, made travel between southern and northern California easier, it is credited by many historians as the reason why California was not divided into two states. Beale later surveyed the first transcontinental wagon road route through the west and eventually would be named US ambassador to Austria-Hungary by President Ulysses S. Grant.

Situated at the center of California, connecting both north and south, Tejon Ranch sits in a strategic location.  It’s home to vital transportation and communications corridors, oil and gas pipelines, electrical transmission lines and more.  17 miles of the State Water Project crosses over or tunnels through Tejon Ranch, including the largest pumping plant in the system, which is critical to delivering water to Southern California.  Interstate 5, formerly Highway 99, formerly the Ridge Route, formerly the Los Angeles – Stockton Road, formerly the route for the Butterfield Stage Coach line, all have passed through Tejon’s western boundaries.

In 2008, Tejon Ranch set the model for private conservation when it signed the Tejon Ranch Conservation and Land Use Agreement.  This landmark agreement with five major environmental resource groups calls for Tejon Ranch to permanently conserve 240,000 acres of its property – 90% of the ranch.  In 2009, the agreement was recognized with California’s most prestigious environmental honor, the Governor’s Environmental and Economic Leadership Award.   The Bakersfield National Cemetery, a new veterans cemetery opened in 2009, rests on 500 acres that were donated by Tejon Ranch.  The cemetery has subsequently been named a National Shrine.

Tejon Ranch uses a small portion of its land for real estate development.  The Tejon Ranch Commerce Center and Outlets at Tejon, located at the junction of I-5 and Highway 99, is a destination for those traveling north and south through the state.  It’s central location directly on Interstate 5 has also proven ideal for companies distributing their goods throughout California and the west.  The Commerce Center is home to distribution centers for IKEA, Caterpillar, Dollar General, Famous Footwear, and in 2019, will be joined by L’Oréal USA’s professional salon distribution operation, Salon Centric.  More than five million square feet of commercial/industrial space has been developed to date, creating nearly 4,000 jobs, with an additional 15 million square feet, and thousands of more jobs, to go.

Addressing both the current housing shortage in California, and preparing for future generations, Tejon Ranch is planning and will be developing three master planned mixed-use residential communities, two already approved in Kern County, and the other in the final stages of the entitlement process in Los Angeles County.  Combined, and pending approval in Los Angeles County, the three Tejon Ranch communities would construct nearly 35,000 homes and build an additional 15 million square feet of commercial space, creating thousands of jobs and accommodating the pressing need for additional housing opportunities in the state.

A diversified company, Tejon Ranch also has a significant agricultural division.  It leases portions of its land for a variety of uses, including oil exploration and production, mineral operations, and a natural gas-powered power plant.  It also maintains cattle grazing leases over the vast majority of it property, operates wildlife management and equestrian operations, and opens its land for filming opportunities.

BAKERSFIELD, Calif. – Today, the Kern County Board of Supervisors approved a $2.3 million incentive package for L’Oréal USA inc.

The Board of Supervisors said that as part of Kern County’s effort to attract new business and grow existing businesses approved an economic incentive plan called Advance Kern in 2017 that offers companies a rebate on their property, sales and use taxes when they create jobs that pay a sustainable wage.

The package is based on the creation of 155 new jobs that are paid a wage that helps ensure employees will not have to rely on public assistance.

According to Kern County Board of Supervisors, the supporting services will generate an additional $2.4 million in compensation and $8 million in sales in the local economy annually.

The report continued saying that the proposed facility includes $9.8 million in capital investments at the Tejon Ranch Commerce Center and the anticipated property tax is over $19 thousand annually and $130 thousand in sales tax annually.

According to the Board of Supervisors, L’Oréal is the first business to use the incentive program and the first to have an approved incentive package.

Gregory S. Bielli, president and chief executive officer of Tejon Ranch Co. said that they are pleased that the first participant in the county’s Advance Kern program will be located at the Tejon Ranch Commerce Center.

“Kern County has a reputation for being a good place to locate a business, and that reputation is richly deserved,” Bielli said.

L’Oréal USA to relocate professional salon distribution operation to TRCC, the logistics hub located at the gateway to Kern County–California’s fast-growing distribution region

  

TEJON RANCH, Calif. (August 16, 2018) – Tejon Ranch Co. (NYSE: TRC) today announced that it has agreed to terms on a lease with L’Oréal USA, the largest subsidiary of L’Oréal, the world’s leading beauty company, that will bring SalonCentric, L’Oréal USA’s professional salon distribution operation, to the Tejon Ranch Commerce Center (TRCC).  SalonCentric will occupy the remaining 240,000 square feet of space in a 480,000-square foot building TRC developed in partnership with Majestic Realty Co.

 

As part of the move, SalonCentric will relocate its Valencia, California distribution center to Tejon.  SalonCentric, headquartered in St. Petersburg, Florida, and operating in 48 states, is the premier distributor of salon professional products.

 

“SalonCentric’s decision to move its Valencia operations to TRCC, which is located just 40 minutes north of its current facility, underscores Tejon Ranch’s value as a proven and opportune place for companies wanting to locate and/or expand in California,” said Joseph N. Rentfro, executive vice president of real estate at Tejon Ranch Co. “It’s also further evidence of Kern County’s emergence as a major distribution region with the ability to serve California and the western U.S.”

L’Oréal USA is also applying for economic incentives administered through the County of Kern’s “Advance Kern” policy, which provides eligible companies the opportunity to seek reimbursement for a portion of the property and sales taxes they generate.  The policy is only applicable to unincorporated areas of Kern County, like the Tejon Ranch Commerce Center.

 

The Tejon Ranch Commerce Center is Tejon Ranch Co.’s 1,450-acre master planned commercial/industrial development located at the junction of Interstate 5 and Highway 99 in Kern County, about an hour north of the Los Angeles basin.  It’s entitled for more than 20 million square feet of commercial and industrial space, with about 15 million square feet still available.  In addition to the previously mentioned Dollar General, the Commerce Center is also home to major distribution centers for IKEA, Famous Footwear and Caterpillar Inc. Last year, Barry Zoeller talked with Derek Abbott, Vice President, Community Development & Resource Planning, about the future of Grapevine and what it will bring to Kern County for our podcast.

Barry: What’s the catalyst behind moving forward with Grapevine at this time?

Derek: I think the interesting thing about Grapevine and really any community at Tejon Ranch is that not only do you exist in this community by yourself but you, in Grapevine’s case, you connect directly to the Tejon Ranch Commerce Center such that Tejon Ranch Commerce Center and Grapevine will really eventually simply be one community of the Grapevine name or something along those lines.

Grapevine residents will have access through the wonderful recreational opportunities of Tejon Ranch through not only a trail system within Grapevine, a trail system into the foothills of Grapevine that make up the foothills of the Tehachapi and then access into Tejon Ranch to experience either Tejon Mountain Village, our residential resort community on the mountain or additionally hunting opportunities, additional hiking opportunities, mountain biking and equestrian opportunities across the ranch.

Barry: Can you go into what’s important and how that will live out in the new community?

Derek: The idea with Grapevine is to take an opportunity to realize a community that has agriculture as an organizing principle that gives people an opportunity to interact with agriculture as a scale that is appropriate for the community and then learn from and experience agriculture.

As an example, we may include things like in each village you have a town center component and then you have a surrounding residential area. In the town center of each village, we may include a community farm in that town center or a farmer’s market kind of permanent farm stand so that each member of that village can experience agriculture, take a class on gardening, and understand how that can continue to interact and plant beautiful things in their own residential garden.

Additionally, there’s opportunities in education, so you may see something like a farm lab where each elementary school has access to a smaller community farm to teach students about opportunities in agriculture.

Barry: Really it sounds like Grapevine is going to be an exciting place for people to live and there is no community in Kern County—and even California— like Grapevine.

Derek: There’s certainly pieces of this vision that have been created elsewhere but Tejon Ranch is just the unique place that offers us the unique opportunity and the scale at which to do this on a greater level. Grapevine is that opportunity and that again is something I really enjoy about the work that we get to do is that have these opportunities that we get to create a vision and share that vision with our community at a scale that’s much unlike any other.
